The Central Hotel Chambers is a four storey office building over basement with a part ground floor restaurant unit. Constructed in the 1950’s and located within Dublin’s CBD, the management of the building was taken over by BREL in August 2015.
The building is currently undergoing major refurbishment works which include the replacement of all windows, renewal of lifts and roof, refurbishment of the reception area and the refurbishment of a number of floors to create open plan office space.
Burlington currently act as Asset, Development and Property Managers for the building.
Given the strong current demand for office space, the BREL Development team have devised a number of concepts for the refurbishment of the building, focusing on the limited supply of single open plan floor plates of approx. 3,500 sq.ft in the Dublin 2 area.
Beginning in May 2016, phase one has now been completed which saw the complete refurbishment of the first floor, half of the second floor and the reception area in order to achieve a quality office building. The lift cars were also upgraded and all of the windows throughout the building were replaced in this stage of the project.
BREL’s role in this process on behalf of our client was to assemble a design team, secure landlord backing and finance, devise an asset management strategy, manage the development works and appoint letting agents. The new first floor space was let prior to the works being completed highlighting the demand for space of this nature in the city centre.
Phase two is now in the early stages of design. This will see the complete reconstruction and refurbishment of the basement into a high-end restaurant.
